Our policies are strict so we can offer all guests a clean and well-maintained cabin. Keeping your cabin tidy during your stay will be your responsibility. You will also be responsible for leaving the cabin in good condition when you leave. Remember, these are privately owned cabins. Please treat them as you would want guests to treat your home.
As a reminder, your payment will be processed and appear on your statement as PAY*HOMEAWAY.
All reservations must be secured by an adult, age 25 or over, with a valid credit card (Visa, MasterCard, or Discover).
A two night stay is required on all reservations. A three night stay may be required during major holidays and Spring Break weeks.
Rates / Maximum Occupancy
The rates listed on the website are based on the number of people that the cabin sleeps comfortably. All guests must be registered. No additional people are allowed.
Rates are subject to change without notice by the owner.
Rate changes will not be applied retroactively.
Bookings cancelled at least 14 days before the start of the stay will receive a 50% refund. Bookings canceled at least 30 days before the start of the stay will receive a 100% refund.
Cancellations must be made by 12:00pm CST (Central Standard Time) on the appropriate day.

Check In / Out Times:
Check-In is 4:00 pm Monday-Sunday. Check-out is before 11:00 A.M. Late checkout is not permitted but may be considered if given advanced notice. An additional charge of $100 per hour may be processed on your credit card for every hour past the stated 11:00 AM.
Prior to your arrival, an email will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door. Please consult the cabin manual prior to calling about Wi-Fi, satellite, and hot tub; instructions are all provided in the cabin manual/guestbook.
Please do not leave dirty dishes in your cabin. Remove all food from the refrigerator and start a load of towels, using laundry soap, fabric softener and warm water. An additional $80 cleaning charge will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (such as unwashed dishes, stained linens or furniture rearranged, etc.). Items broken or missing from the cabin will be charged to your credit card accordingly. Shut and lock all windows and doors prior to departure.
Currently, pets are NOT allowed at Rivers Bluff Cabins unless approved by the owner.
All cabins are non-smoking cabins. Smokers are asked to use outside ashtrays and proper receptacles. Please do not throw cigarette butts on the ground. If the cabin smells of smoke, or there is any evidence of smoking of a cigarette or a vapor inside the cabin, an additional cleaning fee of $150 will be processed on your credit card.
The replacement cost for hot tub covers is $400. Please do not allow anyone to sit or stand on the hot tub covers. No glass, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please leave the hot tub cover on when not in use. Hot tubs are cleaned and filled prior to your arrival.
Place all trash in our outside cans and make sure the lids are secured tightly. If all the trash will not fit in the trash can, please place additional trash inside the cabin in tightly secured trash bags. (We are in a National forest and we do have, coyotes, fox and other animals that could try to get to the trash). Trash pickup is once a week on Tuesdays.
A supply of firewood will be stocked between October 1st and March 31st by Rivers Bluff Cabins. Additional firewood can be ordered by calling us. Please note that it is against the law to leave campfires unattended. During times of high fire danger, we will notify guests by signage inside of the cabin of outside fire bans imposed by the State of Oklahoma. We are in McCurtain County. Check out the Burn Ban Information for all counties in the State of Oklahoma here.
Quiet hours begin at 11:00 P.M. Shooting guns, fireworks, or other explosives are NEVER allowed on any of the cabin properties. Loud music should be toned down if you are near neighbors. They may be on their honeymoon so please be considerate.
We do have internet / Wi-Fi service, Rivers Bluff is not responsible for internet service at any cabin. Tampering with Property Electronic Equipment is a $100 fee will be imposed for electronic equipment that causes a service call. Do not unhook, disconnect any electronic equipment for video games or other devices. Housekeeping will check all electronics before arrival to ensure they are in working order.
All cabins are inspected and inventoried prior to your arrival and immediately following departure. Please do not re-arrange the furniture in your cabin. Doing so may result in damages. An additional $80 cleaning charge will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (such as unwashed dishes, stains, or stained linens or rearranged, etc.). Items broken or missing from the cabin will be charged to your credit card accordingly.
A $25 handling fee, plus actual shipping charges, will apply if you request us to pack and ship your items that are left behind.
4-wheelers are allowed at Rivers Bluff but only for riding to the river and back. All other riding activity should take place across the road on Three Rivers Management.
RV Parking & Tent Camping
RV and tent camping are not allowed on the cabin properties.
We respect and are committed to protecting your privacy. We may collect identifiable information when you visit our site. We will not sell your personally identifiable information to anyone.
Due to the location of our cabins in forested areas, there is a chance guests will encounter some type of wildlife, insects, or stray animals. Each property is professionally treated on a scheduled basis for interior pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin nor permit them to enter the cabin. Do not allow children to play with, pet or feed stray animals. We are not responsible for any wildlife or animal encounters of any kind. Rivers Bluff Cabins is not responsible for medical bills resulting from injuries resulting from encounters with wildlife or stray animals.
Your payment and personal information are always safe with Rivers Bluff Cabins. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today. All your personal and sensitive information is encrypted so that it cannot be read over the internet.
All outdoor activities involve certain inherent risk of injury. Every effort will be made to secure and make safe all facilities under our management. It is expressly understood and agreed that neither the owner, nor the management company of said premises, shall be liable for any damages or injury to guest, guest’s guests or their families, or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and their family and guests. It is our desire that these policies will help insure all your expectations are met during your stay and that all reservations are handled properly, and that our quality of service remains above reproach.
